Why Now?
A small portion of these borough-owned lands (33 acres) has been identified for sale and is being subdivided. In this case, it's prudent to rezone this 33-acre subdivision to a low-density residential zone prior to sale to promote development that is compatible with existing adjacent uses and the development capability of the soils, transportation network, etc. and to promote public health, safety, and welfare.
Although the rest of this land is not slated for sale at this time, a review of the zoning overall makes sense with the upcoming sale of Goldstream Dream.
