Borough-owned property in the Goldstream area is being considered for rezoning. All of this approximately 2,600 acres is currently zoned General Use-1 (GU-1).
A different zoning designation or designations may be more appropriate for this area because it is:
Adjacent to existing residential and recreational development
Adjacent, in part, to residential zoning
Designated by the Fairbanks North Star Borough (FNSB) Regional Comprehensive Plan as Outskirt Area with some areas additionally designated as Preferred Residential
Comprised of soils, slopes, and other physical features that may not be compatible with the 1-acre lot sizes that GU-1 allows
A small portion of these borough-owned lands (33 acres) has been identified for sale and is being subdivided. In this case, it's prudent to rezone this 33-acre subdivision to a low-density residential zone prior to sale to promote development that is compatible with existing adjacent uses and the development capability of the soils, transportation network, etc. and to promote public health, safety, and welfare.
Although the rest of this land is not slated for sale at this time, a review of the zoning overall makes sense with the upcoming sale of Goldstream Dream.
